Southeast Michigan Real Estate Market: Q3 2025 Update and What It Means for Realtors
The Q3 2025 numbers are officially in, and if you’re a Southeast Michigan realtor or builder with listings this season, now is the perfect opportunity to adjust your strategy and messaging. The Southeast Michigan real estate market is no longer moving at lightning speed. Homes are sitting longer, price reductions are climbing, and presentation matters more than ever. Let’s break down what’s happening and how you can use it to lead more confident, effective conversations with your sellers around price, prep, and presentation.

What You Already Know, But Sellers Might Not
- Inventory is up 16%: There are more homes for sale now than a year ago. In fact, active listings in Southeast Michigan hit their highest August level in 5 years, with roughly a 16% jump in the number of homes on the market year-over-year. Buyers have more choices than they’ve had in a very long time.
- Homes Taking Longer to Sell: Properties aren’t flying off the market in a day anymore. The average days on market has climbed from around 31 days to 34 days. Even compared to June 2025, the days on market tapped out at 23 days, meaning buyer urgency is easing and becoming more selective.
- Price growth is slowing. We’re still seeing 5% year-over-year appreciation, but gone are the days of easy bidding wars and waived inspections.
- More price reductions: Roughly 30% of local listings had price drops this quarter, up from earlier in the year, this signals buyers are more selective and presentation is key.

From our perspective, renewals on our staging terms are up. While last year many homes sold comfortably within our 45-day option, we’re now recommending our 60-day or 90-day term as the better fit for today’s longer days on market.

How to Use This With Sellers
Realtors, this is a great opportunity to up your game, add value, and a winning strategy, to every transaction. These talking points work right from your very first conversation with a seller, and they’re the same principles we teach in our educational courses:
Set expectations early: vacant or occupied. This is not the market to “wait and see.” Preparation starts on day one. If it’s an occupied home, help your seller understand that the way we live in a home is not the way we sell it. If it’s vacant, remind them that buyers are cautious and not rushing into offers, so the home has to create a connection that sparks action.
Inventory is up, so your listing needs an edge. Use this one-pager to explain why presentation is no longer optional.
