Spring Cleaning for Selling Season: Impact Home Staging Experts’ Quick Tips to Ready Your Home for a Quicker Sale!

Spring is prime home-buying season, so if you’re thinking about listing now is a great time to start getting your house clean and shiny for showing. And even if you’re not planning to list your home, a clean house just FEELS better! Our stagers share some of their best tips for making spring cleaning fast and effective.

Make a list


Prioritize the rooms and the tasks in each. It’ll help you plan your time and give you a sense of what supplies and equipment you might need to purchase before you get started. Here’s a list to get you started.

Clear the Decks!

Clutter makes a home look smaller, so removing some décor items from fireplace mantles, walls and counters will make your home look more spacious (and easier to clean). If you’re getting ready to list, tuck away any small appliances taking up space in the kitchen and consider limiting the number of family photos you display. You want buyers want to imagine themselves in your home.

Take it from the top: Walls and Ceilings

A microfiber duster with an extendable wand will reach cobwebs on ceilings and hanging light fixtures. After dusting, start at the top of the wall use a damp (not wet) microfiber cloth to gently wipe walls. Then use another microfiber cloth sprayed with an all-purpose cleaner (we like Method brand for its clean scent) to clean switch plates and outlet covers.

Windows, Curtains and Blinds

If your drapes are dusty and dingy, now’s the time to take them down to wash or dry clean. Worn or outdated drapes should be replaced, or just leave them off for a cleaner, more modern look. We love this groovy tool for dusting blinds. Clean the inside of windows and sills before rehanging drapes. If you need the outside windows washed book a professional cleaning now, before they get too busy!

Carpets and Floors

Have carpets professionally cleaned. Pro cleaning means better removal of stains and faster drying, as well as effective odor remediation if smokers or pets are present in the home.

For hard floors, remove and vacuum area rugs or have them professionally cleaned. If they’re not overly soiled you can do it yourself with one of these handy Bissel Crosswave wet/dry vacuums. It does a great job on area rugs and hard floors. Consider replacing the under-rug pads if they are worn or harboring odors.

Floor Care

To give a quick, just-cleaned shine to wood or laminate floors, we LOVE this product. It’s super easy to use and has a light, clean almond scent. We use it as a quick touch-up before a showing and in our own homes when we’re expecting guests. Shiny floors and a clean scent…what could be better?

Method Squirt & Mop

Squeaky Clean Bathrooms

Remove any unnecessary clutter on bathroom surfaces and be sure to spend extra time shining faucets, fixtures, mirrors and shower glass. Wash or replace bathroom rugs and don’t forget the windows and blinds!

What’s that smell?

Household odors are not uncommon and even the cleanest home can have a less-than-pleasant smell. But we tend to become immune to smells that we’re around every day, so it’s a good idea to have a friend give your home the sniff test. There are many ways to eliminate odors, such as ozone machines, professional cleaning of carpets, drapes and upholstery, for example.

Be careful when adding scent to your home. Strong air fresheners might create suspicion among potential buyers. We prefer natural citrus and lavender scents to heavier fragrances. And who doesn’t like the smell of freshly baked cookies?

We’ve had the privilege and honor of working with Kevin McClellan on multiple properties over the last few months. Kevin, a resident of St. Clair Shores, has been in the flipping business for over 14 years! He’s one of our most loyal customers, and you’ll see his projects in Grosse Pointe, St. Clair Shores, Sterling Heights, and beyond. 

Recently, Tina Stratton, Business Development Manager of Impact Home Staging Experts, had the opportunity to sit down with Kevin and chat one-on-one to learn more about his business. While we work with many realtors and investors, Kevin stands out for a few reasons: his eye for detail, his reputation, and his passion for building a brand that outshines the competition.

From Cash Flow to Flips: 

Give us a little insight into how you started flipping? How long have you been doing this?  

Kevin McClellan wasn’t always a flipping pro. “I started with my first four rental properties in 2010, but to expand my portfolio, I needed to be a cash buyer,” he told us. That’s when he saw the potential in flipping houses, the “biggest asset” people own, and decided to take this route that started it all. “I came to figure out that ‘only the first one hurts, so you just have to GO for it!” He added that waiting for perfection can stall progress. 

Vision with Experience: 

When you acquire a property, where does your “vision” for the final product stem from?  

“It’s not really magic; it comes from experience and countless walk-throughs,” said McClellan. He doesn’t dive in blindly; three physical visits allow him to assess the property’s potential and make informed decisions about layout and design. 

Taming the Flip Frenzy: 

You seem to run a tight ship. When we come to your flips, they are clean (we can’t say that for all investors!) – what is your strategy for madness and keeping everything on track?  

Keeping flip projects organized and efficient can be a challenge, he admits. Kevin’s secret weapon? An in-house team dedicated solely to his properties. This tight control minimizes the need for subcontractors, a major key to his success.

We’ve been working with you for a few months, what can you say about us that has changed/added value to your business model? Why do you like working with us? Why would you recommend us?

So many people say, “staging is expensive.” Can you us your thoughts on this, specifically as it relates to ROI? Is it really that expensive if you look at it as an investment vs expense? 

Kevin said the “staging is expensive” argument doesn’t hold water for him. He’s seen firsthand how staging consistently attracts buyers and increases profits. “They get excited to make an offer on a home that has been professionally designed with people who pick out the right colors and furniture for their future home.” 

We sometimes hear “Isn’t staging just expensive fluff?”  Far from it. Take it from Kevin, who’s partnered with Impact Home Staging on numerous projects. “It’s an investment that pays off, big time.”

Learning from Losses 

Give us a nightmare story that sticks out to you. Something funny, or weird?  

Not every flip is a fairytale, he admits. The routine of smaller projects left him yearning for a chance to tackle something more complex and impactful. Kevin’s cautionary tale involves an 8,000-square-foot monster that tempted him to stray from his usual approach. He took bad advice on “restoration” instead of “renovation,” leading to his biggest loss. But even setbacks provide valuable lessons, and Kevin has used that experience to make smarter choices ever since. “It wasn’t the outcome I dreamed of, but the knowledge gained was worth its weight in gold. I haven’t replicated that loss since, and I can attribute that to the wisdom acquired,” said Kevin. 

2024 Goals: Amplify the Hustle: 

What is one thing you are making an absolute priority for in 2024?  

Kevin’s focus for 2024 is clear: amplifying his marketing and social media presence. While organic leads from friends, family, and realtors are great, he knows staying top-of-mind is crucial and building your network is key. We agree! 

Advice for New Flippers: 

What would you say to a newbie in the industry?  For newbies, Kevin offers the following reality check. “Be realistic about profits and the hard work involved.”  The good news? “As you gain experience and refine your process, the deals and rewards get better: the deals, the process, and the people.” Great advice.

Embarking on the journey of selling your home can be both exciting and overwhelming. At Impact Home Staging Experts, we understand the importance of making a stellar first impression to potential buyers. Our consultation service is designed to guide our customers through the process of preparing their home for sale to ensure it shines in the best possible light. Let’s take a closer look at what clients can expect during our consultation.

Our Process

Every home seller is unique, so we begin by getting some key information about our clients to provide the most useful information to help them prepare their home for sale.  Our primary goal is to understand the client’s goals, timeframe, and any other information pertinent to the upcoming move.  Does the homeowner plan to sell or donate some furniture prior to moving?  Will they be living in the home during the sales process?  Will there be time to paint (if necessary) or make larger home improvements that we might suggest? All of this “intel” helps us better formulate a workable plan that suits the customer’s specific needs and situation.

Staging is not “decorating”, and we help sellers understand this distinction.  Decorating is very personal based on specific likes and personal tastes.  Since taste is very personal, what one person likes may not appeal to the potential buyer.  This can strongly influence whether a buyer makes an offer or walks away.

Our goal is for a buyer to see the listed property as their future home.   Our aim is to transform the home in a way that will appeal to (and make an emotional connection with) the largest pool of home buyers.  We make sure sellers know that nothing we say is personal; our knowledge comes from 20 years of experience and putting it to work for you will help you sell FASTER and for MORE MONEY!

Whole-House Walkthrough

Our next step is a quick, high-level overview of your entire house that allows us to capture first impressions and note potential areas of improvement. We encourage you to grab a notepad and pen while we perform this quick walkthrough, which is aimed at gaining an understanding of what we have to work with. During this time, we will take “before” pictures as needed to document the current state.

Consultation and Discussion

Now the heart of the consultation unfolds. We always start with the exterior and curb appeal, underscoring the significance of this as the first impression. Moving through the home with a “buyer’s eye,” we discuss the importance of key spaces such as kitchens, bathrooms, foyers, and living rooms.

The consultation involves selecting and tagging items to stay in each space, potentially creating diagrams for layout. We might discuss recommended paint colors or minor repairs that are needed.  We also consider things like a room’s “flow” (is it too crowded?), the amount of natural light, and whether each room has a dedication function. An example might be making sure a dining room is staged as a dining room even if it’s currently a child’s play area. An integral part of the consultation addresses potential deal-breakers, such as odors, clutter, pet hair or damage, and any necessary repairs. 

While this is primarily a “walk and talk”, we can offer minor hands-on help if needed, such as moving art or small items. If key rooms are empty or require additional furnishings, we discuss supplemental staging, offering to send a quote for the client to review.   

The Deliverable

At the end of the 1.5-hour consultation, you can expect a summary of the top five to ten priorities and how to address them. Our aim is not only to enhance the appeal of your home but also to equip you with valuable insights into the selling process.
