The National Association of Realtors (NAR) puts out this data around the 25th of each month, giving us a snapshot of the market’s health.

Think of it this way: when you buy a used car, that’s a “used car sale.” Similarly, when you buy a house someone else has already owned, that’s an “existing-home sale.” And since most home sales are for existing homes (over 90%), this report gives us a pretty good picture of the overall housing market.

Where Does This Data Come From?

NAR gathers info from real estate boards and multiple listing services (MLSs) across the country, covering a huge chunk of the market. They then break it down by region: Northeast, South, Midwest, and West. This helps us see how different parts of the country are performing.

You’ll often hear about “seasonally adjusted” sales figures. That’s because home sales naturally fluctuate throughout the year. To get a true sense of the market’s direction, economists remove these seasonal ups and downs. This way, we can see the real trends, not just the effects of the weather.

    • The median existing-home sales price rose to $396,900, marking a 4.8% increase from January of the previous year. This is the 19th consecutive month of year-over-year price growth.  
  • Inventory Increase:
    • The inventory of unsold existing homes increased by 3.5% from December, totaling 1.18 million units.

    • NAR Chief Economist Lawrence Yun highlighted that “Mortgage rates have refused to budge for several months despite multiple rounds of short-term interest rate cuts by the Federal Reserve. When combined with elevated home prices, housing affordability remains a major challenge.”  

To sum this all up, while sales dipped in January, home prices continue to climb, and inventory is showing signs of improvement. But, affordability remains a significant hurdle due to persistent mortgage rates.  

The latest NAR data, with its 4.9% drop in existing-home sales alongside rising median prices and increased inventory, has some distinct implications for home staging.

The shift in this newfound focus calls for a “new” approach to home staging. Instead of simply filling a room with “stuff,” stagers must now prioritize creating an ambiance. While this may be making its way to the public, this is what we have always strived for. Simple is simply better! How to Stage for the Senses:

Mood is Key:

Before we even pick and place a piece of furniture that is stored in our enormous warehouse located in Troy, we do a preview and get a sense of the mood, and who exactly are the sellers trying to attract? Getting our eyes on the property acts as the visual guide that will help define the desired atmosphere.

We are always staging for the buyer in mind, not the seller. When you sell your home, it is very important to detach from the property, allowing others to emotionally connect with the possibilities of this being their new home.

  • A few questions we consider after viewing a vacant property are:
    • What emotions are we wanting to draw out in this space? (Relaxation, energy, creativity, etc.) This can all be done with a color scheme that flows from room to room, or even the accessories and art that we bring into the space.
    • What kind of lifestyle do we want to represent and what kind of buyer is looking? A home that is more family forward and growing would demand brighter colors, and more casual. Whereas a busy professional might look for a more sophisticated look with even a touch of glam.
    • What colors and decor will best achieve the desired ambiance? Yellows and oranges scream cheery and fun, where the more neutral tones tends to lean a bit more towards a relaxing vibe.
  • Focus on Furniture Arrangement:
    • Furniture placement plays a crucial role in creating flow and defining distinct areas within a space. We want the buyers to walk in and picture themselves entertaining, or having holiday dinners at the dining room table. If they can picture themselves in this property, it will keep this option top of mind when they decide what home they choose to purchase.
    • Experiment with different layouts to encourage movement and conversation. The way we live in our home is not how we sell our home. The day to day furniture arrangements make sense to us, but when listing your home, that is not the case. We have a keen eye bringing the property up a level or two, and much of this has to do with how we place the furniture.
    • We like to create cozy conversation nooks or inviting reading corners, whenever we can. This shows potential buyers that the odd nooks and corners that could be viewed as wasted space serve a purpose and function. Maximizing every square inch is crucial in adding value to the property.

We are not a fan of clutter. It is distracting and takes away from the elements of the home. Everyone has their own taste when it comes to interior styling, so there is a fine line with the pieces we might pick out for our own space and what we decide to use for staging purposes.

Decorate with Intention: Our rule of thumb when it comes to décor:

  • Every decorative element should serve a purpose beyond simply filling space.
  • Incorporate items that tell a story and reflect the desired lifestyle.
  • Don’t go too heavy on trends. A nice mix of trendy and classic is best when trying to appeal to the largest pool of likely buyers.
  • Use soft, inviting textures like plush rugs and cozy throws.
  • Incorporate natural elements like flowers or plants.
  • Engage all the senses!

(Say, honey, while you’re out, can you pick up 2 dozen eggs, a case of Kirkland chardonnay and a new vanity?) This one’s currently just $499, complete with countertop/sink and faucet set.

What to Skip:

Say no to Major Renovations: Large-scale renovations like adding rooms or completely remodeling kitchens and bathrooms can be costly and may not provide a good return on investment. Besides, who wants to say goodbye to a brand new bathroom!?

Don’t bother with High-End Upgrades: Luxury upgrades like custom cabinetry, expensive countertops, or high-end appliances may not appeal to every buyer and could reduce your overall return. We are sure you can find something else to spend that money on in your new home!

And for those of us with kids (and jobs…and sports) trying to keep the house in show-ready condition is a challenge for everyone!

While we can’t make your kids clean their rooms or make their beds, we can provide a few strategies to help the showing process make it easier. Create a Showing Schedule

Arranging showing so they align with your children’s routines as much as possible will allow for less disruption to everyone’s lives. Try to book showings during times your kids are at school or sports. If that’s not possible, be sure to schedule at times when kids are less likely to be tired or hungry.
