Metro Detroit Real Estate: Why Low Inventory Doesn’t Guarantee a Sale

Blog
Key Takeaway: While Oakland County real estate inventory is currently tight at a 45-day supply, mortgage rates have made buyers more selective. Strategic home staging is now essential to convert cautious interest into competitive offers.

Current Market Dynamics in Southeast Michigan (2026)

Professionally staged Great Room in Oakland County showing move-in ready condition

Real estate inventory across Southeast Michigan remains historically low. According to recent data from Realcomp, the market in Oakland County is sitting at roughly 45 days of housing supply. Traditionally, this would signal a pure seller’s market. However, 2026 buyers are exhibiting unprecedented caution.

Why are buyers hesitating?

  • Selective Competition: Lower inventory no longer guarantees multiple bids.
  • Value Sensitivity: Buyers are scrutinizing home condition and potential post-closing costs.
  • Move-in Readiness: There is a high premium on homes that require zero immediate renovation.

The New Standard for Metro Detroit Home Sales

Across the Metro Detroit area, local home prices have risen approximately 5.3 percent year-over-year. This growth, combined with higher interest rates, has elevated buyer expectations.

Expert Insight: When buyers pay more for a home and finance it at higher rates, their appetite for DIY projects shrinks. Polished, well-presented homes create the emotional connection necessary to drive high-value offers.

Homes that feel unfinished often create hesitation, while those that feel ready for immediate living help buyers picture themselves in the space right away. Whether it is a vacant property or an occupied one, that emotional connection is what drives competitive offers.

Why Professional Home Staging is a Strategic Necessity

At Impact Home Staging Experts, we treat staging as a data-driven marketing strategy. We help buyers visualize the functional potential of a space the moment they enter. We aren’t simply decorating; we are highlighting layout, scale, and flow to make rooms feel inviting and functional.

How Staging Facilitates the Sale:

  • Defining Scale and Flow: Showing how furniture fits in specific layouts.
  • Neutralizing Hesitation: Shifting the buyer’s focus from “what needs to be fixed” to “how I will live here.” Instead of focusing on what might need to change, buyers begin imagining their own lives in the home.
  • Increasing Perceived Value: Aligning the home’s condition with its 2026 market price.

Why Realtors Partner with Impact Home Staging Experts

In an exacting and disciplined market, the scale of your staging partner matters. Impact stages more homes than any other company in Metro Detroit and maintains the region’s largest private inventory of staging furniture, décor, and accessories.

Frequently Asked Questions

Q: Is home staging effective in a low-inventory market?
A: Yes. Even in a low-inventory market like Oakland County, staging is critical because it justifies higher price points and helps a home stand out to selective buyers who are wary of “fixer-uppers” in a high-interest-rate environment.

Q: What is the average home price increase in Metro Detroit?
A: As of early 2026, home prices in Metro Detroit have seen a 5.3% year-over-year increase, making professional presentation essential to meet rising buyer expectations.

Southeast Michigan Real Estate Market: Q3 2025 Update and What It Means for Realtors

Blog

The Q3 2025 numbers are officially in, and if you’re a Southeast Michigan realtor or builder with listings this season, now is the perfect opportunity to adjust your strategy and messaging. The Southeast Michigan real estate market is no longer moving at lightning speed. Homes are sitting longer, price reductions are climbing, and presentation matters more than ever. Let’s break down what’s happening and how you can use it to lead more confident, effective conversations with your sellers around price, prep, and presentation.

What You Already Know, But Sellers Might Not

  • Inventory is up 16%: There are more homes for sale now than a year ago. In fact, active listings in Southeast Michigan hit their highest August level in 5 years, with roughly a 16% jump in the number of homes on the market year-over-year. Buyers have more choices than they’ve had in a very long time.
  • Homes Taking Longer to Sell: Properties aren’t flying off the market in a day anymore. The average days on market has climbed from around 31 days to 34 days. Even compared to June 2025, the days on market tapped out at 23 days, meaning buyer urgency is easing and becoming more selective.
  • Price growth is slowing. We’re still seeing 5% year-over-year appreciation, but gone are the days of easy bidding wars and waived inspections.
  • More price reductions: Roughly 30% of local listings had price drops this quarter, up from earlier in the year, this signals buyers are more selective and presentation is key.
  • Click here for a download to share with your sellers

From our perspective, renewals on our staging terms are up. While last year many homes sold comfortably within our 45-day option, we’re now recommending our 60-day or 90-day term as the better fit for today’s longer days on market.

How to Use This With Sellers

Realtors, this is a great opportunity to up your game, add value, and a winning strategy, to every transaction. These talking points work right from your very first conversation with a seller, and they’re the same principles we teach in our educational courses:

Set expectations early: vacant or occupied. This is not the market to “wait and see.” Preparation starts on day one. If it’s an occupied home, help your seller understand that the way we live in a home is not the way we sell it. If it’s vacant, remind them that buyers are cautious and not rushing into offers, so the home has to create a connection that sparks action.

Inventory is up, so your listing needs an edge. Use this one-pager to explain why presentation is no longer optional. There are more homes to choose from than we’ve seen in years…including new construction (check out our last blog for more on that). We can’t just rely on price; the home needs to feel like the best value. That feeling happens when a buyer walks through and instantly feels at home.

The cost of staging is less than a price reduction. It’s simple math. A staged home creates emotional pull early, helps sell faster, and avoids the downward spiral of price drops. Be real with your seller: you don’t want a price cut, it affects your commission too! You’re both working toward the same goal: a strong, successful sale.

Show them you have a plan, not just a price. Sellers want to feel confident. They want to know you’re not just listing their home, you’re marketing it. Walk them through the prep, the pricing, and how staging supports both. We are a call or a text away, ready to jump on a call with you and your clients. When you bring in a team like ours, it shows you’re proactive, strategic, and committed to delivering results. That builds trust, and that’s what wins listings.

The Bottom Line

You don’t need to convince sellers the market is shifting, they already sense it. What they need is guidance and the expertise you bring to the table. Someone who can explain what’s happening, what it means for them, and how to prepare their home to perform in todays market.

The truth is, this isn’t a bad market, it’s just a different one. Homes that are priced right, prepped early, and presented well are still selling strong. The difference between a home that moves and one that lingers comes down to how it shows.

As the #1 home staging company in Michigan, Impact Home Staging Experts partners with realtors to help listings hit the market ready to compete. Whether it’s a vacant staging, an occupied refresh, or a full model-home setup, our process is built to align with today’s market.

Unsold New Homes Hit a 16-Year High. What It Means for Your Southeast Michigan Listings.

Blog

The latest national housing data is a wake-up call for sellers in Southeast Michigan. According to reports from the U.S. Census Bureau and the National Association of Home Builders (NAHB), the number of completed new single-family homes sitting unsold reached about 121,000 in July 2025, marking the highest level since 2009.

This means there are more brand-new, move-in-ready houses waiting for buyers than at any point in 16 years. Your listings are now competing directly with new construction, and builders are responding with price cuts and incentives to move inventory.

staging is your key to success against new construction

The Quick Numbers: A Snapshot of the Market

What Kind of Inventory Is It? About 23% of new-home inventory is completed and ready now. The rest is either under construction or not yet started.

Completed New Single-Family Homes for Sale ~121,000 in July 2025 (seasonally adjusted). This is the 16-year high.

Total New Homes for Sale 499,000 homes, equal to 9.2 months of supply at the current sales pace. A balanced market is typically about six months.

New-Home Sales Pace Annual pace of 652,000. The median new-home sales price fell to $403,800, about 6% lower than last year.

New Construction Model Loft in Clawson

Why This Matters for Your Listings in Metro Detroit

When your listing goes live, it’s not just competing with other resales. It’s up against brand-new, polished model homes that are often offering incentives like mortgage rate buydowns or closing credits.

  • Buyers Have More Options The volume of new, finished homes lets buyers compare longer before deciding.
  • Pricing Pressure Is Building Builders are lowering prices and offering incentives. Your resale must defend its value and avoid an expensive price cut.
  • First Impressions Are Everything Online photos are the first showing. If a home does not look complete and inviting, buyers move on. There are plenty of new ones to choose from.

There are more finished new homes on the market than at any time in 16 years, and many come with incentives. To hold your price, we need to compete on presentation, not on discounts. Staging creates the model-home feel buyers expect, helps your home win online, and supports value at appraisal.

Simple line to use
“We can cut the price, which hurts your bottom line and my ability to negotiate, or we can stage for less and protect both.”

Where Professional Staging Fits In

Staging is not decoration. It is a strategic investment that helps your listing stand out and sell faster. It is your most powerful tool to compete with new construction.

Protects Pricing Power The cost of professional staging is almost always less than the first price reduction. Staging adds perceived value and helps justify the asking price while protecting seller equity.

Drives Faster Offers Staging removes doubt. Buyers instantly understand room size and flow, which encourages confident offers.

Competes With New Builds New construction offers a blank slate. A professionally staged resale provides lifestyle and warmth that bare, generic spaces lack.

Ready to make your listing stand out in Oakland, Macomb, Wayne, or Washtenaw counties? Don’t cut the price, stage the home and keep your asking power.

Plymouth, Michigan Premier Staging

In today’s Southeast Michigan real estate market, first impressions aren’t just important; they’re everything. Buyers, influenced by HGTV and polished online listings, now expect homes to look like magazine spreads. They’re not just shopping for a house; they’re searching for a dream home.

If your property doesn’t immediately capture their imagination, they’ll scroll past or walk away, often straight into the arms of your competition down the street.

At Impact Home Staging Experts, based in the heart of Troy, we’ve spent over 20 years helping local homeowners elevate their listings to meet and exceed modern buyer expectations. Our mission is simple: transform your property into a market-ready, irresistible home that commands attention and delivers maximum return on investment.

The Real Challenge: The Expectation Gap

The biggest hurdle sellers face today is bridging the gap between a buyer’s dream home and the property’s actual condition.

According to a recent survey by the National Association of Realtors (NAR):

  • 48% of buyers expect a home to be professionally staged
  • 58% feel disappointed when touring a home in person versus what they saw online or on TV

This disconnect isn’t just emotional; it’s financial.

“Mental Deductions” = Real Losses

We call this reaction mental deductions.

Every cluttered room, outdated fixture, or personalized wall color chips away at your home’s perceived value. These aren’t just cosmetic quirks; they are deal-breakers that translate to lower offers, fewer showings, and more time on the market.

Top Buyer Turn-Offs in the Southeast Michigan Market

  • Clutter and Poor Flow: Makes rooms feel small, disorganized, even dirty.
  • Outdated Kitchens and Baths: Signals immediate, costly renovations.
  • Personal Decor Choices: Prevents buyers from envisioning their own life in the space.
  • Minor Repair Needs: Suggests deeper maintenance issues and neglect.
  • Lack of Curb Appeal: Creates a poor first impression before buyers even walk inside.

Designed for Lake House Living: How We Created a Brighter, Functional Home

Blog

We were immediately drawn to the beautiful lake views and thoughtful layout of this waterfront home. The windows were generous, and the setting was serene, but the interior felt dark. Honey oak trim, dated finishes, and heavy materials made the space feel closed off from the outdoors. With a few strategic interior design updates, we knew we could create something brighter, easier to live in, and more aligned with the setting.

This wasn’t a total overhaul. It was a series of smart changes that made the home feel more open, livable, and true to the function and style of a modern lake house.

The Kitchen: Working With What Works

The kitchen had solid custom cabinets, plenty of natural light, and a layout that made sense, but the finish was weighing everything down. Rather than replace the cabinetry, we painted it in a lighter color, instantly lifting the feel of the space. We also removed a full row of upper cabinets and installed open shelving to keep the wall feeling relaxed and functional.

The dark granite countertops were replaced with white quartz countertops, and a simple 4×4 backsplash tile added just enough texture without pulling focus. We kept the original wood flooring, which paired nicely with the updated palette.

New champagne gold hardware and a sculptural faucet provided a refined, modern touch, turning this into a bright kitchen design that finally felt like part of the rest of the house.

Living Room: Seating With A View

The living room didn’t require a major renovation, but it did need a shift in style. The slate fireplace surround and entry tile didn’t reflect the relaxed tone our client envisioned for lake house living. We swapped both for something lighter and more casual, which helped set the tone for the rest of the floor. We then replaced the heavy drapery with woven roller shades, motorized for ease of use, which keep the sightlines open while providing practical light control.

Master Bathroom: Same Space, Better Flow

Next, we tackled the primary bathroom. The layout didn’t make sense for this homeowner; a large corner tub with a sliding door enclosed the shower, making the whole room feel cramped. It wasn’t practical, and it didn’t reflect the functional bathroom design the homeowner wanted.

We removed the tub and reoriented the layout to create a large walk-in shower. The design palette was simple: white tile, soft gray accents, and brushed gold finishes for warmth. We installed a black double vanity with matching mirrors, adding storage and balance. The result is an efficient, comfortable bathroom without expanding the footprint.

Lakehouse Living

Every aspect of this house was guided by the principles of lake house interior design. We didn’t tear down walls or reinvent the floor plan; we made intentional changes that added up to a much clearer expression of how the home should feel: open, light, and in sync with its surroundings. Each space now supports the way our client lives and lets the view do the talking.

Design with Impact

We believe every home should reflect the people who live in it. Our team specializes in creating spaces that are tailored to your style, needs, and lifestyle. We design homes that not only reflect what you want your space to look like, but also homes that reflect how you will live in it. Big News from the Impact Team!

Blog

We’re on a roll, and we’re growing fast. In fact, 2025 is already shaping up to be our biggest year yet.

Since January of this year our team has staged over 125 homes and, at this moment, we have a record-breaking 90+ homes in active staging across Southeast Michigan. That’s the most we’ve ever handled at once, and it’s a true testament to the power of smart merchandising, the dedication of an incredibly talented Impact team, and the depth and breadth of our inventory, which no other staging company can match.

Impact Home Staging Experts Luxe Package, Bloomfield Hills, MI

Because yes, staging is merchandising. It’s about creating visual appeal, telling a story, and helping buyers fall in love with a space. We know staged homes sell faster and for more money, and we continue to invest in the inventory, logistics, and people that make that happen. Our ability to spotlight the unique potential of each home through thoughtful design is what sets us apart in the industry.

Our extensive inventory was always a point of pride for Darla, and we intend to honor her by continuing to maintain the best selection of any staging company in Michigan.

To support this momentum, we’ve expanded into a brand-new warehouse to store our ever-growing collection of stylish, on-trend furniture and decor, so we’re ready for every style, every price point, and every client. We continue to grow our collection of luxury furnishings and décor to better meet the needs of our realtor, builder, investor, and homeowner clients. Our extensive inventory was always a point of pride for Darla, and we intend to honor her by continuing to maintain the best selection of any staging company in Michigan.

Luxury Home Staging, Bloomfield Hills

But wait…there’s more! This expansion includes a new, dedicated interior design studio—a purpose-built space for our design team to collaborate, consult, and create. It will also feature a showroom for custom window treatments, one of the fastest-growing segments of our business. This isn’t growth for growth’s sake. It’s a strategic investment in the vision Darla created—and in the success of every homeowner, agent, and builder we partner with.

Thank you for being part of the journey. Stay tuned for photos and a behind-the-scenes look at the new space!

The Joss-Impact Advantage: A Winning Partnership

Blog

We’re excited to share the story of a fantastic partnership, one that just works. We’re talking about the one we have with Ryan Joss and his incredible team at Joss Family Homes. For us at Impact Home Staging and Interior Design Service, located right here in Troy, Michigan, this collaboration is a perfect example of how our expertise can elevate a builder’s vision.

Joss Family Homes in Chelsea, Michigan; Staging by Impact Home Staging Experts

Ryan Joss isn’t just any builder; this guy’s got it in his blood, a third-generation craftsman who pretty much grew up on a construction site with the local family business, Livonia Builders. Now, as the owner of Joss Family Homes (check out their outstanding work at RyanJoss.com), it shows through in every home they craft. What impresses us is Ryan’s commitment to quality and his hands-on approach – he’s the owner-operator and he oversees every project as if it were being built for his own family.

Turning Empty Spaces into “Sold!” Moments

We’ve had the pleasure of staging several of Joss Family Homes properties, and honestly, the results have been amazing. Ryan puts it perfectly:

“Impact’s staging always far exceeds our goals. The team is fast, efficient, and purposeful. The staging has sped up our sales rate with our speculative homes selling within the first week or sooner.”

Think about it – walking into an empty house can feel… well, empty. It’s hard to picture your furniture, your life, and special moments in a space that doesn’t speak to you. Impact’s staging changes all that. We bring a hint of warmth, personality, and help potential buyers truly see themselves living there, giving them certainty. As Ryan says, without staging, a home can look “boring and blank,” making it tough for people to connect and commit – something Impact’s strategic staging combats.

What’s impressed Ryan most about our staging?

“Honestly everything. It is a well-run business, that is always on top of it. I was instantly impressed with the staging itself. The team know exactly what to do, and execute it well.”

Taking it to the Next Level with Impact’s Interior Design

The success we achieved with staging led to a continued collaboration. Ryan knows that to really take his homes to the next level and provide a complete product, professional interior design was a non-negotiable. Since Joss Family Homes didn’t have an in-house designer, partnering with Impact Home Interior Design Service felt like a seamless and logical step.

We Understand Builders and Buyers

When asked what makes Impact Home Staging and Interior Design Service different, Ryan pointed out our 20+ year reputation and experience, especially with model homes in the Metro Detroit area. “As soon as I was told Impact handles most model homes in the area, I knew I had found the right team. We were fortunate enough to be right about our assumption.”

For Ryan, it all comes down to a few key points that Impact consistently delivers:

“Timeliness, Efficiency, Thoroughness, Quality Designs, and the Perfect Touch to any home.”

And his favorite part of working with us? “The reveal is probably the most exciting part. Seeing one of our houses become a home over the course of one day is always rewarding.” For us at Impact, that moment of transformation and the client’s satisfaction are what fuel our passion.

Partner with the Experts in Staging and Design

Ryan has some straightforward advice that speaks directly to the value Impact provides:

“Do it. I recommend it to everyone. People are always hesitant to ‘sink more money’ into a project or home. But I think I saw best on your website years ago, that the cost to stage is a lot less expensive than lowering the price of the home. This statement could not be truer.”

Working with Ryan to bring his vision to life through Impact’s design expertise has been a true collaboration. “The most valuable part of this has been the one-on-one effort provided by the designer themselves. It was very collaborative and helpful.” This personalized approach and dedication to understanding the client’s needs are central to Impact’s design process.

“Every aspect of our first home that we utilized the service on is my favorite. There is not one thing we are not in love with.”

Joss Family Homes in Chelsea, Michigan; Staging by Impact Home Staging Experts

The success with staging absolutely paved the way for the interior design collaboration. Ryan’s expectations were not just met but exceeded, with detailed material information making the process smooth and easy.

Looking ahead, Ryan is excited about the ever-evolving world of real estate and design, always eager to keep Joss Family Homes innovative. And Impact Home Staging and Interior Design Service is thrilled to be his partner in navigating these trends and bringing fresh design to his homes.

A Big Thank You and Exciting Future, Together

In Ryan’s own words:

“I would like to thank all of the team at Impact Home Staging and Interior Design Service first and foremost. You guys have helped bring our homes to the next level and are helping us continue to do so. We are excited to see how we can elevate our design and continue to exceed the status quo.”

You can follow the journey of Joss Family Homes on Instagram and YouTube at JossHomes, where their dedication to quality and work truly shines. And know that behind the scenes, Impact Home Staging and Interior Design Service is a proud partner in their success.

From all of us here at Impact Home Staging and Interior Design Service in Troy, Michigan, we’re incredibly grateful for the trust and partnership with Ryan and Joss Family Homes. We’re excited for what the future holds, together!

The Urgency of Expert Home Staging and Current Market in Metro Detroit

The Urgency of Expert Home Staging and Current Market in Metro Detroit

While home sales are down on average, the price of homes continue to climb throughout Metro Detroit. This creates an uncertain environment for home sellers. But there is one thing that is certain: home shoppers need certainty. Strategic presentation is more important than ever to attract the right buyer.

The bottom line? The article emphasizes that well-priced homes are still selling, but preparing your home for a successful sale is imperative. And that’s where staging comes in, and is a step that you cannot skip.

Impact’s President, Michael Rowley, recently shared an informative news article with our team. The article reveals that Metro Detroit home sales dropped by 14% in March, but the median sale price increased by about 6% year-over-year, reaching about $323,950. This is largely due to:

Let’s Break Down What’s Happening in Detroit

The Perna Team pointed out some key trends: In March, home sales dipped by 14%. However, here’s the kicker: the median sale price actually increased by about 6% compared to last year, coming in at around $323,950. So, what’s the deal? This might seem a bit confusing, but it really just boils down to a few things:

  • Low housing inventory: There aren’t a ton of homes on the MLS, which means competition is fierce when a good one does come to market.
  • Steady demand: People still want to buy a home in Metro Detroit. Even with some ups and downs, the desire to own a home here is strong. This demand contributes to the price increases that we are seeing.
  • Mortgage rates: While mortgage rates can fluctuate, this has not scared buyers off completely. But, they do make affordability a key concern to the average home shopper.

So while sellers may have an uneasy feeling of this complex market, what does this mean for them? Regardless of market conditions, people still need to sell, people still need to move, and people still need to buy. Whether it’s for a new job, a growing family, downsizing, or simply a desire for fresh beginnings. While the market has its challenges, fair-priced homes that are presented in the best possible light are still attracting buyers. And that’s precisely where Impact Home Staging comes in.

The Power of Home Staging

“Home staging is the art of preparing a home for sale to appeal to the broadest range of potential buyers. It’s about showcasing a home’s best features and creating an inviting atmosphere that encourages offers.”

Here’s how home staging addresses the current market dynamics:

  • Standing out in a competitive market: With low inventory, this shortage of supply keeps prices elevated, as buyers compete for fewer properties. Staging can ensure your home is at the top of mind.
  • Maximizing value: Staging can help sellers achieve top dollar offers. By presenting a home in its best light, staging justifies the asking price and can even create bidding wars.
  • Faster sale: Staged homes tend to sell faster. In a market where buyers are eager but also selective, staging can expedite the process and reduce time on the market.

Staging is More Important Now Than Ever

In a market with fewer sales but rising prices, sellers need every advantage. Staging provides that edge. It’s not just a nice-to-have; it’s a must-have. Here’s why:

  • Buyers are more discerning: With so much information available online, buyers have higher expectations. They want to see homes that are move-in ready and visually appealing. Staged homes appear well maintained.
  • First impressions matter: In a market with strong demand, buyers often make quick decisions. A staged home makes a positive first impression, leading to more showings and offers. They have to have it!
  • Online presence is key: Most buyers begin their search online. Staged homes photograph better, attracting more clicks and views. But don’t think you can get by with virtual staging, because when these buyers visit for showings, that can be a major letdown.

In a market with fewer sales but rising prices, sellers need every advantage. Staging provides that edge. It’s not just a nice-to-have; it’s a must-have.

Unlock Your Home’s Potential: Why Professional Occupied Staging is Key This Spring

Blog

Spring is a time of renewal, and that extends to the real estate market. If you’re selling your occupied home this season in the Metro Detroit area, you have a great opportunity to attract eager buyers. But, as a homeseller with enough on your plate, navigating the obstacles of staging while still living in the space can be…challenging. That’s where the expertise of a dedicated staging company like Impact Home Staging Experts becomes invaluable.

We know how tempting it can be to put your effort towards an attempt at DIY, but haven’t we all learned our lesson that shortcuts are not always the most logical option? Investing in professional occupied home staging offers many advantages that can directly impact your sale price, perfect buyer, and timeline. Here’s why partnering with us is the smart move this spring:

Before, Bloomfield Hills home looks outdated

1. 20 Years of Expertise and Fresh Perspective:

  • Beyond Personal Attachment: You love your home, and that’s wonderful! However, a professional stager provides an unbiased perspective, seeing your space through the eyes of potential buyers. We can focus on areas that might not appeal to a broad audience and suggest impactful changes you might not have considered. Detaching from your well loved home is not easy, and we can offer sound advice.
  • Staying Ahead of Trends: Our team stays up-to-date on the trends and buyer preferences that are specific to the price and style of your home, ensuring your home is staged in a way that feels current and desirable for the spring market in Oakland, Wayne, Macomb, and the Ann Arbor area. From family friendly to a sophisticated style, our warehouse is packed with beautiful accessories and furniture.
After, Bloomfield Hills home has been elevated and is more appealing

 Maximizing Space and Flow:

  • Strategic Furniture Arrangement: Whenever possible, we always try to incorporate your items, saving on cost. We are experts at arranging your existing furniture to create flow, define spaces, and make each room feel as spacious as possible. Every square inch counts. This can be crucial in occupied homes where furniture placement might prioritize comfort over buyer appeal. The way we live in our home is now how we sell our home!
  • Highlighting Unique Features: Our professional stagers know how to draw attention to your home’s best assets as well as downplay flaws. Your home may have original hardwood floors so we may suggest removing rugs. But if your home is situated on a busy street and has an open floor plan, we could bring in rugs from our inventory to help with deflecting traffic noise

3. Targeted Styling for Your Market:

  • Understanding the Potential Buyer: We have experience working with the local real estate market and understand what resonates with local buyers. In fact, we have it down to a science…20 years to back it up! Our staging choices will be tailored to attract your target demographic.
  • Creating Emotional Connections: Professional staging goes beyond simply making a home look pretty. Sure, we love a pretty space, but we strategically place items to evoke positive emotions and help buyers envision themselves living in the space. Plus, making your property memorable will make it unforgettable!
The closet could be a major buyer objection

4. Minimizing Your Stress and Effort:

  • A Collaborative, Yet Hands-Off Approach: We understand you’re living in the home. Our process is designed to be collaborative but also minimizes disruption to your daily routine. This allows us to come up with a plan that will create spaces for living and spaces to showcase your home’s potential..
  • Saving You Time and Potential Mistakes: Impact Home Staging Experts warehouse located in Troy, Michigan has all the inventory you need and our team has the eye to make impactful changes. This saves you the time and potential expense of buying unnecessary items or making choices that don’t resonate with the right buyers.

5. Online Presence:

  • Picture-Perfect Listings: In today’s market, online photos are crucial. Hom Shoppers typically start their journey online. Professionally staged homes photograph beautifully, leading to more showings and greater online interest. More interest leads to more showings.
  • Increased Perceived Value: A professionally staged home often conveys a sense of care and quality, potentially leading to higher offers and a faster sale. This also communicates that you’ve invested in your home sale.

In 2025, we don’t leave money on the closing table. Spring Home Staging Secrets for Troy, Michigan Sellers: Maximize Your Sale This Season!

Blog

Spring has finally sprung across Southeast Michigan, and it comes with a rush of homebuyers itching to find their perfect future home. If you’re selling your occupied home this season in Oakland County, Wayne County, or Macomb County, you have a fantastic opportunity to capitalize on this energy. Your house has been your home, so it’s been lived-in and loved. But a little strategic staging can make all the difference in winning buyers’ hearts and maximizing the sale price of your home in the Metro Detroit Real Estate Market.

Occupied Home Staging, Impact Home Staging Experts

At Impact Home Staging Experts, we specialize in transforming occupied homes into show stopping listings. We understand that you’re living in the space, and our approach is designed to be collaborative, minimally disruptive, easy to maintain, and highly effective. Here are our 2025 spring staging secrets for occupied homes that you can get started on :

1. Embrace Spring Sunshine:

  • Let there be light: It has been a long winter in Michigan, so it’s time to open those shades! Maximize natural daylight to create a bright and airy feel that buyers crave in springtime. Clean windows inside and out to enhance the effect.
  • Bring the outdoors in: Introduce touches of spring with fresh flowers, potted greenery, or even bowls of lemons and limes on the kitchen counter. Avoid overly artificial or overwhelming floral arrangements.
  • Color Refresh: Consider adding a few strategically placed spring-toned throw pillows, blankets, or accent pieces. Think soft blues, greens, yellows. These small changes can bring a fresh and inviting vibe without a major overhaul.

2. Declutter and Depersonalize:

  • Cleaning Power: Now is the perfect time for a thorough declutter, and it is never too soon to get a head start on this. Focus on very little countertop clutter in the kitchen and bathrooms, organizing closets, and removing any unnecessary items that can make the space feel smaller or too personal.
  • Depersonalize: Buyers need to envision themselves in the home, too many personal objects and photos can make it harder for them look past. We are the experts at curating a neutral environment while still maintaining a comfortable feel for your family. Our Home Staging Consultation is your starting point!
  • Focusing on Function: Each room should showcase its intended purpose. Define spaces and remove any items that don’t belong.

3. Highlight Key Selling Features:

  • Showcase Seasonal Appeal: If you have a nice patio or garden, make it shine! Stage outdoor spaces with clean matching furniture and well kept plants.
  • Emphasize Natural Flow: Buyers should be able to visualize themselves living and entertaining in the space.
  • Updates and Improvements: If you’ve recently made any spring-related updates make sure these are clearly visible and highlighted.
