Unsold New Homes Hit a 16-Year High. What It Means for Your Southeast Michigan Listings.

The latest national housing data is a wake-up call for sellers in Southeast Michigan. According to reports from the U.S. Census Bureau and the National Association of Home Builders (NAHB), the number of completed new single-family homes sitting unsold reached about 121,000 in July 2025, marking the highest level since 2009.

This means there are more brand-new, move-in-ready houses waiting for buyers than at any point in 16 years. Your listings are now competing directly with new construction, and builders are responding with price cuts and incentives to move inventory.
