Spring Forward with Occupied Home Staging

When the term “Home Staging” comes to mind, most Realtors typically think about how it is used for the sale of a vacant home. The thing is…not all homes on the market are empty. In fact, with the low inventory of today’s market, this is more common than not. So, the question is, what do you do when the seller is still living in their home? Many issues can arise in this situation – clutter, strange furniture arrangements, personal belongings, laundry, the list goes on (and on). That must be incredibly difficult to envision YOUR life in THEIR home, right?

Occupied Homes can benefit from home staging just a well as a vacant home. Impact Home Staging Experts have come to your rescue this spring because we offer Occupied Staging. Our first step in staging an occupied home is always a consultation. Our consultation is an in-person walk through of the home with the homeowner. During this valuable meeting we might even suggest moving, removing, or adding items to a space to maximize its appeal. Even a suggesting the right neutral toned paint could make a major impact on the sales price!

Below are reasons why you will benefit from occupied home staging services this spring.

DEPERSONALIZATION

The way that we live in our home day to day is perfect for our day to day lives, but when you are selling your home, your goal is to attract the largest pool of buyers. Staging and decorating are not the same thing. The things you find meaningful in your home might deter a prospective buyer. Pack it up– collection = clutter. This is not the time to have a precious moments collection on display (for the younger generation – please refer to google!).

No detail is too small. Cleaning, making minor repairs, decluttering…they all eliminate potential buyer objections and perceived “to do’s” that could prevent them from making an offer. If a buyer sees repairs that are needed, they may assume the home in general has not been well cared for.

EVERY ROOM NEEDS A PURPOSE

For you and your family, the dining room may have turned into a kids play area. But for potential buyers, this needs to be shown as the room it was intended to be used for.  And also how it is listed in the MLS.

SIMPLICITY IN DESIGN

No overly done, Crayola box colored theme homes, PLEASE! Clean lines and a color scheme that flows gracefully from one room to the next will appeal to more prospective buyers. Simple design will most often make a home feel larger. Remember, you are selling square footage.

Overall, the goal of staging is to create an emotional appeal and best price to the largest pool of likely buyers. If you’re not prepared you are not likely to get the ideal price and reach your goals. Just as the saying goes “luck happens when preparation meets opportunity”.
